Derwent Oaks Park sits between the villages of Sutton upon Derwent and Newton upon Derwent, eight miles south-east of York. The park is built around a two-acre stocked fishing lake, with mature trees, hedgerows and open meadow on every side.

Lodges are positioned to give every owner panoramic views across the water, with private decking running down to the lake. The lake is reserved entirely for owners, stocked with carp to 20lbs and silver fish.
