Common questions before you own at Derwent Oaks

If you’re thinking about ownership, you’ll have a lot of questions. Here are the ones we hear most often. Anything not covered, ask us directly.

Site fees start from £2,995 a year and cover water, rates and VAT. There are no hidden extras for those: the headline figure is what you pay.

Yes. Derwent Oaks operates a full twelve-month season, so you can use your holiday home whenever you want. The park stays open through winter, and the bar and restaurant are open Friday to Sunday.

Derwent Oaks is an owner-only park. We don’t run a holiday lettings programme and we don’t take short-stay holidaymakers, so the estate stays quiet and the lake stays your own.

Yes. The park is dog-friendly. There are wide, quiet paths around the lake and out into the surrounding farmland, perfect for early-morning walks straight from your decking.

Yes. Every new-build lodge at Derwent Oaks is manufactured to BS 3632 residential specification, with the insulation, glazing and heating to live in twelve months a year. Note that under UK planning rules, holiday homes can’t be used as your sole or main residence even when they’re built to residential spec.

The range covers two-bedroom layouts from 38×12 through to 44×14, plus the larger 40×20 footprint. Pre-owned 2023 and 2024 models start from £79,995; the latest 2026 designs run to £194,995 for front-line lakeside plots.

New-build lodges arrive with private decking and skirting fitted on the plot, gas central heating, sealed double glazing, integrated kitchen appliances and free-standing furniture. Spec varies by model, so we’ll walk you through what’s included when you visit.

Every owner gets full fishing rights on the two-acre stocked lake. The lake is reserved entirely for lodge owners, with carp running to 20lbs and silver fish between 3lbs and 6lbs. Room for around twenty anglers. A neighbouring lake is available on day ticket if you want more variety.

The park is eight miles south-east of York, between the villages of Sutton upon Derwent and Newton upon Derwent. Roughly a fifteen-minute drive into the city; ten minutes off the A1079.

Yes. Your guests can stay in your lodge as your visitors. Because Derwent Oaks is owner-only, guests aren’t there as separate holidaymakers, but they’re welcome to share the lodge with you whenever you’re around.

Book a viewing and we’ll walk the plots with you, talk you through the spec of each lodge, and answer any question on ownership. Once you’ve chosen, we take a reservation deposit, then the balance on completion. We’ll be straight with you about timelines for new-build vs available stock.

Yes. Owners do sell on, and we’re happy to talk you through how that works at the park. As with any holiday-home market, demand and pricing vary by model, plot and time of year.
